B360 engaged Cap Ex Advisory Group to provide guidance in the early stages of developing a new facility and dirt bike track. B360’s programs include advocacy, public events, and youth programming. Students under 16 are engaged in a STEM education curriculum and dirt bike riding safety and skills training, while street riders over 16 are trained and engaged as instructors. Since 2017, B360’s programs have grown to serve more than 900 students annually. Cap Ex supported B360 in discussions with Baltimore City to establish a path to site control for B360’s preferred location in Bocek Park. During this initial engagement, Cap Ex also confirmed B360’s ”program” goals, developing and refining a preliminary hard cost estimate. This informed an early financial model including a preliminary pro forma, project budget, and sources and uses. Cap Ex assembled a milestone schedule and identified next steps to advance the project.

As part of the engagement, Cap Ex developed a final report summarizing findings and identifying considerations for the organization’s board. Cap Ex assisted the nonprofit Friends of Patterson Park with a two-phase capital project to restore its historic facility while expanding community-building with a new multi-use space in Patterson Park, a 137-acre green space and Baltimore landmark. Designed by PI.KL Studio, an initial phase in 2019 included the full renovation of the 1868 park superintendent’s house in which FPP’s offices are located. Cap Ex worked alongside FPP to lead team selection, approvals for improvements to the city-owned property, management of various funding sources, and supply chain disruptions. A second phase in 2024 added a one-story, 1,500 SF structure and courtyard connecting the new “Cedar House” to the “White House” updated in phase one. Throughout, Cap Ex supported FPP in navigating Covid-related uncertainty, shifts in construction pricing, and cash flow while minimizing impacts on FPP’s operations and year-round park programming.

The project’s first phase included a comprehensive feasibility study, led by Cap Ex, to identify space and financing needs. This phase involved conducting a preliminary site and zoning analysis, development of several space programming diagram scenarios for building and site design, and financial modeling. The goal is to find a location that best serves CFC’s mission while meeting its operational requirements for expansion.

Cap Ex is also assisting CFC in assessing financing options, including the viability of using New Markets Tax Credits. This includes working with CFC’s partners and stakeholders to develop a strategic roadmap for acquiring a new site. The project will ensure CFC can continue to serve its community while optimizing space and resources for its expanding programs. Cap Ex’s scope includes the solicitation and onboarding of a Construction Manager for the project, oversight of design activities, managing consultant relationships, and refining the project budget, ensuring the temple’s expansion aligns with the community’s needs while meeting the client’s budget and needs. As the project advances into construction, Cap Ex will coordinate the delivery of a 36-foot granite statue hand-carved by artisans in India and weighing more than 200,000 pounds.

The Skills Center is a sports-based youth development nonprofit promoting sports infused with life skills and academics. The Skills Center Collaborative is a transformative 95,800-square-foot facility designed to provide comprehensive youth development services, focusing on education, health, and workforce readiness. Located in East Tampa, the facility co-locates nonprofits offering academic support, life skills development, career exploration, and mentorship. By combining athletic facilities with educational and vocational spaces, the Skills Center creates a unique environment where youth can thrive academically, socially, and professionally. Cap Ex Advisory Group served as the Owner’s Representative for the project, guiding acquisition of a vacant building, developing a financial model, and assembling teams to envision the renovation and new addition. Cap Ex oversaw all aspects from planning and budgeting to design, the use of New Markets Tax Credits, construction, and project close-out. By ensuring effective coordination and clear communication, Cap Ex delivered a seamless process and a facility that will have a lasting impact on youth in East Tampa.

The Park School

The Park School Science and Engineering Wing is a state-of-the-art 12,500-square-foot addition designed to elevate STEM education. This two-story facility includes five Upper School science labs, three technology spaces, and new gathering areas. Connected to the athletic center and Blaustein Wing, the project embodies the school’s commitment to fostering intellectual curiosity, innovation, and academic excellence in a space designed to inspire students and educators alike. The Science and Engineering Wing positions the Park School at the forefront of STEM education, providing innovative spaces that inspire exploration and creativity. By integrating cutting-edge facilities into the campus, the project enhances academic opportunities, supports collaborative learning, and underscores the school’s commitment to empowering future generations through transformative education. Cap Ex Advisory Group acted as the Owner’s Representative, guiding the project from concept to completion. Services included budget development, scheduling, design oversight, and coordination of permitting and construction. By ensuring clear communication, resolving challenges, and managing close-out, Cap Ex delivered a streamlined process and a successful outcome for the Park School.

In December 2024, Wide Angle Youth Media (WAYM) unveiled its new 9,100-square-foot Studios at the Service Center, located at 2507 N. Howard Street,  Baltimore, MD. This state-of-the-art community center, learning lab, and production space serves as a hub for media arts education, empowering Baltimore youth with creative and technical skills. The facility features a welcoming lobby and gallery, a versatile 2,000-square-foot venue for production and events, four post-production suites with industry-standard software, dedicated spaces fostering creativity, learning, and collaboration, and cutting-edge resources designed to support digital storytelling and career development.

Cap Ex Advisory Group served as the Owner’s Representative for Wide Angle Youth Media, leading early feasibility efforts including market research, pro forma development, and preliminary budgeting. Cap Ex also directed a programming phase to define the space needs and developed a fit analysis and concept layout that informed the architect’s design. Throughout the project, Cap Ex managed planning, budgeting, scheduling, and team procurement, coordinating closely with the building’s developer. By overseeing design coordination, construction, and closeout, Cap Ex delivered a dynamic, functional space that advances WAYM’s mission to empower Baltimore youth through media education and creative expression.
