The Science Library Renovations and Additions project transformed the Key School’s Upper School Library into a modern, functional learning space. Completed in 2023, the project reflects the school’s commitment to fostering an innovative learning environment while preserving its unique community-centric character. By fostering curiosity and innovation, the library will become a central hub for academic growth. The project encompasses renovations to 3,850 SF of existing space, enclosing approximately 540 SF, and adding a 230 SF entry vestibule. The scope included architectural updates and critical mechanical, electrical, and plumbing system enhancements to support the evolving needs of students and faculty. This transformation enhances sustainability and energy efficiency, reflecting the school’s commitment to environmental responsibility and cementing its role as a leader in independent education. Cap Ex served as the Owner’s Representative, guiding the project from planning through completion. Services included budget and schedule management, contractor coordination, design oversight, and ensuring construction progress met quality and timeline goals. Cap Ex also managed inspections, operational training, and final documentation, delivering a streamlined and successful project outcome.

Cap Ex supported Lovely Lane United Methodist Church in a multi-phase project to transform an underused chapel and fellowship hall into the Lovely Lane Arts and Neighborhood Center. As the Mother Church of American Methodism, Lovely Lane UMC is a National Register property and cultural asset in Central Baltimore. As owner’s representative, Cap Ex assisted Lovely Lane in developing phasing strategies and budgets, hiring and overseeing contractors, and complying with the requirements of multiple public and private funding sources, including the Maryland Historical Trust. Work on the initial phase began in 2021 with a prestigious grant from the National Fund for Sacred Places that leveraged significant matching funds. Phase one work to improve accessibility and visitor experience was led by Plano-Coudon. Later phases included replacement of the roof and mechanical systems (A.R. Marani) along with restoration of the chapel’s Tiffany stained-glass windows (Worcester Eisenbrandt).

Cap Ex led procurement and oversight of design and construction teams, guided board leadership through development scenarios, and assisted the client in closing on New Markets Tax Credit financing. Cap Ex helped the client to navigate a number of challenges, from brownfield remediation and stormwater management compliance to supply-chain delays resulting from Covid-19. Today the facility provides a new gateway to Pigtown Main Street with a full-service restaurant and catering service, offering training to 60 young adults annually.

After the cost of relocating underground utilities made the expansion infeasible, Cap Ex worked with the client and design team to create a plan to fully renovate the synagogue’s 10,000 SF lower level. The revised plan retained all of the essential elements first envisioned for the addition including a new chapel, a library, children’s classrooms, a social gathering hall, and kitchen modernization. Under Cap Ex’s leadership, the project was completed within the original budget and on a particularly tight schedule.

Cap Ex also navigated a number of unique challenges during construction, such as the installation of a highly specialized glass wall shipped from Japan; quarantining of animals shipped from around the world; and the fabrication of over 3,000 individual coral components derived from Pacific habitats.
