Cap Ex assisted the nonprofit Friends of Patterson Park with a two-phase capital project to restore its historic facility while expanding community-building with a new multi-use space in Patterson Park, a 137-acre green space and Baltimore landmark. Designed by PI.KL Studio, an initial phase in 2019 included the full renovation of the 1868 park superintendent’s house in which FPP’s offices are located. Cap Ex worked alongside FPP to lead team selection, approvals for improvements to the city-owned property, management of various funding sources, and supply chain disruptions. A second phase in 2024 added a one-story, 1,500 SF structure and courtyard connecting the new “Cedar House” to the “White House” updated in phase one. Throughout, Cap Ex supported FPP in navigating Covid-related uncertainty, shifts in construction pricing, and cash flow while minimizing impacts on FPP’s operations and year-round park programming.
