Improvements to property operations enhance marketability and the resident experience. Appropriate capital planning allows real estate to align with organizational mission. Asset management services should create revenue and/or savings that exceed the fees paid for services through four primary approaches:

  1. Expanding existing revenue by identifying new revenue sources from current real estate holdings.
  2. Controlling expenses by identifying cost savings that reduce recurring annual expenses.
  3. Planning for capital expenditures by taking a long view of real estate’s useful life and planning for sustainability in advance of need.
